No doubt @db_nolan you are on the right path with that analysis - as that is the whole key to milking the more important indicator from the IRR ..... is the Equity side of the equations and returns .
Without going to much into the mechanics of it - you only have to think about the reasoning's why they have never in all their capital raises ........gave away ' Free ' attaching options.......
