Agree with all of what you say apart from:
31 May 2011 - $4.00 provided binding agreement with Japanese is signed, including a 20-30% equity stake in Irvine project and offtake agreement. 20-30 equity stake should be purchased for approximately $124m to 186m.

I am thinking:
31 May 2011 - $4.00 provided binding agreement with Japanese is signed, including a 40% equity stake in Irvine project and offtake agreement. 40% equity stake should be purchased for approximately $400m.

The way I look at it, there are roughly 200 million shares and options (in the money) if they take a 40% stake, that will give them 80 million shares.. $400M would fund CapEx, with some for contingency... all up we would have roughly 280 million shares.

A very good result if you ask me....
