A Muswellbrook real estate agent says the growth of the mining industry has helped ensure rental properties in the New South Wales Upper Hunter shire will not be left vacant.
Muswellbrook has been named in the top 12 New South Wales Hotspots report by national property researcher Terry Ryder.
Local real estate agent Sandy Warburton says the rental market is already at capacity and the shire is set to see more workers come to the region with the Anvil Hill and Mount Pleasant mine projects.
"All these new jobs, they've got to live somewhere. It's got to put pressure on the rental market and therefore produce a greater return than what people are establishing at the moment," he said.
"I think that the smart buyers or the smart investors if they buy now they can look towards getting greater rental return and ultimately that improves the value of their property if they choose to sell it in the future."
Meanwhile, the latest land values released by the valuer-general has seen the value of small industrial sites in Muswellbrook increase by 67 per cent in the past year.
Rural home sites in Muswellbrook have also increased in value by 24 per cent, while grazing properties in Scone have jumped by 8 per cent with the average property worth about $1.1 million.
