    why would you buy property as an investment, when you are in a falling market? read the other threads on mugs trying to pick the next boom town, just like trying to pick penny stocks.Since you cant short or buy puts on property, you just sit on the sidelines til growth is on the horizon.

    If you are determined to do it, then you will need a sound equity position- an LVR under 80% or even 70%.Banks are upping their lending criterea, so you wont get finance at 90% LVR anymore.What is your current assett value Vs mortgage/ LVR ?

    If you dont have equity, then give it up, theres no fancy answers in dodgy contracts.Why would you put 10% deposit down on a 12 month contract in a falling market? You will just lose your deposit, when you refuse to settle. Do you have 10% to lose? No one will give you long contract on 5%......

    better off putting your extra small change cash cash into blue chip puts.
