Stick an ad in the "local paper" for the area u wish to buy.
example....
"Im looking to buy a ........... in the local area. My family require a 12 month settlement due to a new work contract starting in July 2009. Anyone interested please call......on ph..... No agent fees"
If anyone responds to the advert, look for deals or property that u can buy below todays prices, or that u think will give you say 10-15% return in the next 12 months on paper.
This would give u equity without having to put any money down.....or just a small deposit......and can gain any equity the property realises over the next 12 months.
Also if you can gain access to the property on say weekends to fix up this that and the other so that by the time u settle in 12 months the equity gained will cover any deposit required by the bank.

I personally would look to Adelaide.
You can get a 2 bed reasonable house 5-10km from the city for about $250-300k.......much cheaper than say Sydney.
I also think some inner city Adelaide suburbs will show further growth over the next 12 months.
