Cheers Warnie - will research - fortunately time is in my side. I am looking at 12 months to see a downside trend on interest rates, maybe 18 months before the banks chuck money at good credit risk. So anywhere between now and then a good opportunity will present itself.
Will research your suggestions. Time frame on Muswelbrook may be shorter though.
