    why are you surprised ?

    is it a shame to sell a property?

    or think that negarive gearing abolition is coming?

    truth of the matter is that they probably realised (unlike most, on that side of the fence) that they have gotten as much capital gains out of that property as they ever will (roughly a year ago) and now its time to get rid of the 'dead wood' investment that is losing you money big time!

    they can use that tax deduction on others (god knows they have enough to pay off with other 3 props)...

    that is what most of 'investor' will do !

    realising that capital gains are gone...they'll just pack up and leave ! (saturating the market in the process)

    very few are in it for yield !

    correction...very few can afford to be in there for yield alone !

    and the ones that can are probably better of selling and getting 6 % in the bank anyway...cose they are not getting that much from the property (short of packing tenants 4 per room) !
