Just one comment from me re NPV value: is 8% an appropriate rate reflecting the true cost of capital of the project? (what about all the numerous placements at 20+% discounts? Even if the NPV calculation is used for the to-be-announced debt financing only (ignoring WACC already sunk in) it appears too low to me. Who is going to lend us money at after tax WACC of 8%???
I also wonder how sensitive is the NPV calculation to the WACC. I suspect the NPV of the project would be a lot lower if we used a true reflection of our cost of capital.
