It's not semantics. You were wrong - he did not say NTA was $1.00 - he said he had a mid-point of valuations of $1.05. NTA is a defined term and it's not the same as valuation. EG took the time to respond to your post and clarify what he had/hadn't said.
No-one's had a go at you or "left you hanging". Everyone's tried to respond helpfully to your posts, even though, despite your assurances otherwise, it is evident that you have a few major gaps in your understanding.
I agree with your thoughts on valuation reflecting stages of construction. I prefer to map out each project timeline (pre-sales/construction and completion dates, project end values, margin estimates, etc.) which gives you a forecast look ahead for cash flow and profitability for the next few years. I used to do this for UOS, but haven't put the time and effort in for the last few years.
