If I remember correctly "market value" for property is the price agreed between a willing seller and willing buyer in an arms length transaction, both having had perfect information and after reasonable marketing campaign.
To determine a good t/o price I need all the information and I don't have it.
So my answer is I don't know what a good t/o price is at this time but be assured I believe it is higher that 17.5 cents.
