I think the result of capital gains tax on homes is that people will simply refuse to move and renovate instead. I bought our first home with no kids. I now have three. So we looked at selling and buying somewhere a bit bigger, but being in Sydney, for legals, real estate agents, stamp duty and all the other switching costs, we were looking at $100k. So we decided to renovate the house instead. Add a CGT as well and I think it will be time to short real estate agents.........
