Watso - the first home owners grant is quite nebulous in this - I recall that your intent has to be to live in the place - actual length of time is open to dispute but better to be a 100% sure on this as the penalties can be quite severe as a friend of mine found out recently.
Also good to become familiar with the principal place of residence / 6 year rule - milesg went into detail on this before.
