Also using commsec to trade this.
The reason i bought in was based on their asset folio value vs market valuation, secondly that commercial/retail leasing agreements would return after covid, 2 months later, covid is still hanging around as well the introduction of gov't/ external controls that will have an impact on URW's core business.
ie. less commercial person/density capacity and therefore less earning potential for face to face trading, lower rents.. The flip side that i see is that less space available in the market, resulting in an increased demand for space (which URW have an abundance of). The curly concern, is that retail and commercial property markets use the current arrangements as a launch pad to shift to remote or online arrangement which really leaves URW constrained to markets that require physical representation (which is shrinking with Business 2 Consumer markets growing ie Kogan, online shopping etc).
Keen to hear others thoughts on this.
