    In general I agree that tenants have a right to make their rental their home and have the peace of mind of a longer term lease without the threats of constant increases. However landlords also deserve better protection from bad tenants and if they do deliberate damage and or stop paying their rent then it should be easier to hold them to account and get reparations from them even after they are gone.

    It is a two way street and a symbiotic relationship but in lots of cases one party can really hurt the other. Tenants need to appreciate landlords have financial commitments, and landlords need to appreciate that tenants can have a rough patch financially as well. I always try to help when tenants have problems financially and the good ones look after you and work to pay their arrears but the bad ones just take advantage of your good nature.
