Agreed, commercial property with long term leases are a far better proposition than house or unit rentals. Commercial property leases are usually for much longer periods and in most cases the overheads such as Council rates etc are paid by the tenant. The Government get involved as much in Commercial property leases and the bond paid is much higher, in some cases as much as $20,000 payable by bank guarantee. The owner is then well covered and once the bond is in the monkeys hand the tenant will need to take the case to court if there is a dispute.
Commercial Factories are the ideal and is the best option and the return on investment is far higher, ongoing maintenance is also paid by the Tenant.
