$7m is far too much surely that would be $5,482/sqm based on the gfa of 1,277sqm. Brisbane prices by comparison would be likely half of this. I don't know the New Zealand market in the slightest though.
'The long lease term accompanied by fixed annual rental growth will be sure to please any investor looking for another quality asset that needs little attention over time.' - this is clearly HLF so this is a sale and leaseback. Any prudent purchaser should quickly realise the 'tenant' is a related party to the vendor and in trouble.
