Fair enough but agents inspect once every 6 months and don't look at many things and don't ask questions. I visit my places a lot more regular than that and I speak to them via email and messenger asking them of any problems that might be arising and get on to it straight away. I also have RACV emergency assist on one of the houses which gives the 5 or 7 call outs a year. They can use it whenever they like and don't have to call me first. Has been used after a couple of storms. I have rented quite a few properties and the so called property managers are usually 18-25 year old women that don't really have an interest in whats going on. When we had major issues nothing was ever really done.

glad you are looking after your own rental props. most people leave it to the RE agencies and they get charged $$$$ for simple fixes. some investors don't care..unless they are positively geared I know some RE agencies get a commi$$ion from all the fixes
