Obviously the XPJ is off on higher rate fears but quite amazing this thing back under $2.95. I calc a discount to the office portfolio (at enterprise level) over 40% if assume storage assets worth book and retail c5% discount. Their office cap rates aren't exactly aggressive relative to peers in my view either.
