I don't think the refurb is the major factor, that's all debt funding and with the open cut grades, this will spit out cash. Collins St wouldn't have converted to equity after all this time if they didn't see this going into production, very exciting especially with the ridiculous valuation. Add some drilling and increased resource and we could be onto an interesting X bagger.
