Dexus debt average maturity is 4.6 years so it would take some time for a big drop in rates to flow through to dividends. However if interest rates did get slashed you would expect an immediate affect on share price. If rates are lower then share price should go higher since holders are happy to own dexus at a lower yield. We saw that in Nov/Dec 2023 when US 10 year bond yields dropped by 1% the share price jumped by about $1.
