I think Goodman is positioning to be able to make a very accretive acquisition, funded by existing cash and debt, when a competitor with quality properties gets into some trouble with rising interest rates. If this does happen, it will turbocharge EPS and DPS. It is one of my best investments and has a great medium to long term outlook, if you ignore share price fluctuations due to bond price movements. These movements are short term only, as Goodman has pricing power in an inflationary environment (due to high demand for their high quality industrial properties).
