it appears that a lot of overseas people are in A-REITS because their yield (av 4.4%) has been beating US bond yields signficantly, but the turnaround on the latter in the last 3 months is leading to a sell down on A-REITS. I presume the fact that the A-REITS themselves are saying that eps for next year will be the same or better than next year apparently isn't relevant. I am not sure why the forward estimates for VCX 2017 and 2018 have us falling back to PEs of 14...higher modelled cost of borrowing?
