I assume you have done some research and not just a faith Believer
The key to what the company is worth is what are the sites worth not what some "independent " valuer says as they are as "independent " as wanting to be re-employed for the next valuation.
The key value is in the city sites so do you have any examples of sales of sites that are true "independent "values
Based on actual sales by the company the NET is $3 million so a long way short of the average value on the books
