    @Boen747 The DR Discount Rate is usually the WACC weighted Average Cost of Capital. If the company has no borrowings then use the Cost of Equity. As an example, if we assume that FEX will return 12%, then the cost of equity is 10.26%:

    In this low interest environment, many NPV models are using a DR of 8% which also increases the NPV because the lower the DR the higher the NPV. However, as you stated the PFS used a DR of 10%.
