Carindale is in somewhat of a hub, Chadstone of the north if you like so I'd expect the land value to appreciate over time.
I take your point about the Capital Requirements but they seem to have returned to capturing a high proportion of rent. I'd be more than happy with 2 x 10c (or less) distributions per annum while they reduce their leverage and save for Capital improvements. That's a relatively undemanding 6%+ annual distribution on my purchase price without any Capital appreciation.
CDP plays a role in my Portfolio as one of a dozen stocks picked up at well below current value and the only reason it'll get sold is if I find something else much more compelling.
As for your comment "don't assume my shareholding is something over which I have control". You seemed to have control when you decided to buy CDP so if anyone else can work out what you're on about with that statement good luck to them.
