hi dodge - i agree with you apart from:
vic and/or 'greeny' states putting off buyers??? c'mon, do you have any idea what the total combined 'green' product industry is worth, and how much its grown since al gore's film? And secondly, you (at 50ish) are probably going to be round long enough to see what they're all on about. Don't get me wrong, I think anybody that thinks they can change the world's climate by holding hands and attending rock concerts is kidding themselves. Just that we'll see some pretty intense sh#t coming our way from mother nature in the next 30 odd years.
