    I've never been told I represent a BUY signal before

    Here's a question to think about:

    Given that historically DGR has always traded at a fraction of its NTA, what will ever be different in the future that will make it trade 1:1?

    My belief is that it will never, and that the discount to NTA is to do with things like management structure and fees mentioned above. That's not to say money can't be made from DGR's tracking its NTA at a distance.
