It's hyperbolic and sensationalist language because:

1) It's not a "mass exodus" event. Anecdotal evidence from Domain rental vacancies doesn't support it;

2) It is transient by nature, as you have already said, and will start to resolve itself with the border opening in Q1 CY22, as I previously mentioned some months ago; and

3) Being transient in nature, it's likely to have v.little direct impact on POS.

I contend that what you are witnessing is not a mass exodus, but a seasonal one which is made much more difficult in the short-term by the current border restrictions that hamper the normal worker replenishment cycle. It has little bearing or impact on POS.
