The 100 year lease was for the New Territories and outlying islands near Hong Kong Island only, which then formed an integral part of Hong Kong. Hong Kong Island was not under lease and had been fully annexed by Britain in 1842, ceded by China in perpetuity in the Treaty of Nanking. In 1860 Kowloon Peninsula and Stonecutter’s Island were also ceded.
