Regarding a second purchase, the reduction is in overall costs is economies of scale as you can use the same security trustee company plus the accountant / advisor costs should be significantly reduced
Multiple titles for an initial purchase is another matter, however, depending who you deal with, the solicitor simply needs to do x2 settlement statements and the financier can waive loan establishment fees - again, just economies of scale and dealing with good proactive solicitor / bank staff (or self financed cheaper again)
I've achieved good results with regard to both solicitor and bank fees in this regard
Further, if not economically viable and depending on the client circumstances, the client may simply purchase a low value title outright thus leaving the single borrowing arrangement over the larger title and therefore no duplication of costs at all
