If only there was a lesson we could learn from broker's IPO'ing into a hot sector...?!
IPOs are usually done in favourable markets so that the majority holders and brokers profit from it. They need your exit money - they don't care how they get it. Retail can sometimes profit too - but that's never a given.
It's laughable that many comments here appear to be angered that a high risk REIT listing didn't result in the share price only going up.
