Both offer graphs, data and opinions that support their positions and to a degree validate said positions that oppose each other’s views?

I see it as they they both could be correct at different times in the future

The bit that confuses me is how does one use the data that they have offered up to any advantage in reaching a decision to buy/sell an investment property or a home?
I know that looking at the past is a useful tool but it doesn’t always help us see around the corner.

Bubble, bubble boil and trouble. Regardless of the argument, every bubble has and will burst - and we always blink when it does; as if it wasn't expected. The same goes for market bubbles, and that's where we are today in the RE sector. Bond yields and inflation are on the rise and interest rates will follow like a mongrel dog. The only survivors will be those not overleveraged while those that are will suffer. Its as simple as that. The only thing we don't know is when the bubble will burst, despite the inevitability. Prepare to blink.
