I know this has been pointed out before but crunch the numbers for the 809 auctions scheduled in NSW only 392 were sold for some reason the agents decided not to report the other 417auctions, mmmmm.... why ?????

by my calculations based on the 809 total auctions scheduled and the 392 sold, I come up with an NSW auction clearance rate of 48.5 %

Is the 92% auction clearance rate misleading?? is this deliberate??
