    I think that I mentioned clearly that their business was not just "renting office space for their clients, but also offering services (differentiation seems to be about the offered services)."

    In order to better understand their business model, I am interested if you have specific elements regarding their differentiation both in terms of prices and services.

    I am going to send them some questions, but interested by any other element you have about them.
    For example, I noticed that they have significant "services revenues" (39.8 m $ in FY 23). Are they just passing the costs of these services to their customers or are they making a profit on it ?
    As you mention that "Sercorp lease long term spaces and lend out short term to their tenants", does it mean that their long term leases are rather fixed, while the lend out to their tenants is more variable, depending on market conditions ?
