I have calculated this many times - the NTA entirely depends on whether or not there are buyers.
If there are buyers, then the NTA is high. If there are no buyers, then the NTA is low.
What dictates whether there are buyers or not?
Traditionally one would think that the quality of the asset dictates the prevalence of buyers.
HOWEVER this is turned on its head and now the prevalence of buyers is dictated by the AVAILABILITY OF CAPITAL.
So, your humble question about NTA is really answered by the liquidity of funds that may flow through to asset buyers. If here are none, its nearing 0. If there are some, its greater than 0, if there are lots and lots, its back to $3.
All that has nothing to do with GPTs business, operational execution or its assets in my opinion.
I estimate that assuming the financial system continues to operate there is somewhere around $1.07 - $1.25 NTA.
