I also use the web sites for information about my individual area which I can adjust, verify, confirm by visual inspections and knowledge of the area.
I go to OFIs and auctions, obtain sold figures, notice the number of foe sale boards, see how many of the properties are already empty, talk to agents etc but I am only able to do this in the area where I live and know
I agree that the figures are an indication and they are as true as the "official" data that is published, my concern is that as with 90% of the data available they only show indications and you have to plot those indications over a period to see any change.
Then when you go outside your own area you are unable to verify the accuracy of the data so you are accepting it blind.
