    played it safe my whole life and followed the rules bought investment properties took a loss after 14 years of perseverance. Stuff the rules and playing it safe if it falls over I’ll rebuild and try again. I have done my research before I committed of course but there is always a big chance a specky will fall over but IMO this is no longer a one.
