I agree, Just working on additional risk factors. 1. Cost of fuel, Hedging and forward payments. 2. Asian tourists, how much is their tourist dollar worth, is it a necessity and 3, Global stability and threats of a nuclear war or at least a bomb dropped somewhere? Crazy world we presently live in.
As for a technical trade, I love the location; just a bit lower will do.
