As I also build, moving out of the city is somewhat dififcult and have not focussed on regional centres. but as a coincedence, i was talking to someone who just bought in Hervey bay. The house is pretty ordinary, and some would say 'not decent' but sits on a 1000 sq metre block, some 500m from beach. She indicated that redevelopment isnt allowed, yet. They are planning to rebuilding as the area suppports 600K plus houses on only half the block leaving the other half free to be redevolped.
She has opened up a potential area to look at - large blocks at hervey bay that seem to be reaosnable priced and could provide some good long term gains from redevelopment.
