The situation that you describe relating to subdivision in Hervey Bay illustrates why it is important for property investors to have intimate knowledge of specific properties in specific locations.
The type of knowledge that cannot be provided by the Commercial Media or in most cases the Internet.
I purchased a similar property in Hervey Bay several years ago (4 bedroom House on 1,000m around 1 k/m from the beach). It is a corner block so it should be relatively easy to subdivide the property or gain approval for a DA in years to come.
In the current climate most investors that I know are only buying propeties that have the potential to be subdivided or approved for a DA.
I guess such an approach can be likened to the concept of "a little extra cream on the top."
