I understand your point about building costs it costs about twice as much to build now than it did 10 years ago however the price of land went birko over the last 5 years. Now we all now that a building materials aren't what appreciates it's land, however as we found out very quickly in watching the western suburbs of Sydney land value caan also fall once people come to their senses.
No assest goes up in price for ever. Their comes a point in time when the market says thanks but no thanks.
