    Hi Pug & Red,

    A touchy subject - and understandably so.

    The way I see it is this - people are generally more unwilling to consider (or ultimately accept) ideas that run contrary to the things they are already vested in.

    Further, the flipside to this is someone in my situation who would obviously prefer house prices to plummet for purely selfish reasons, and similarly, someone in my position could be as equally caustic or unwilling to accept the arguements put foward by real estate bulls.

    I've tried to keep my disposition and particular circumstances in check as much as possible over the past year or so as I have spent a very large amount of my spare time researching and learning about our economy. I would rather try to come up with a stance at the end of it that is unbiased as much as possible - not just a stance that would conveniently suit me.

    I have to say, embarking on the learning curve of all of this has been a real eye-opener. 'Interesting times' ahead.
