    Talking of FMS the latest post by Druidic helps to explain why real estate is the best place to be in this volatile market.

    Anything that can be traded quickly is in danger of having its value massacred overnight. Whilst no sane person can argue that its a buyers market in real estate values have not plunged anywhere near what the sharemarket has. Take a look at the drop in the NAB - defies all the fundamentals
    and yet the sheer fear factor has caused fundamentals to be tossed out of the window.Down over 40%.

    Were it as easy to get in and out of real estate as it is to get in and out of the sharemarket the prices would have gone south dramamtically.

    But as all players know its a hell of a process, expensive, insome cases a source of comfort and you think twice before doing anything. It is such a valuable asset in that the average property owner , as a matter of pride will not sell to rent, or even in some cases be prepared to accept a loss. Futhermore he knows the cost associated, tax and re-entry costs, building inspections, negotiations etc and it all just becomes too hard. Helps to take panic out of it all. With the emotive asx at present, push a button and you are out - players usually have a higher risk tolerance - know when to take a loss and run and that becomes self fulfilling and down it goes not to mention the obvious manipulation regularly taking place - the little fella has no chance.

    As more and more people see nominal losses in real estate transpire, see the massive losses on ASX and super quantified - my guess is that they will invest in the asset class that has shown the greatest resilience.

    Super and the ASX will not be forgiven quickly by many of the older gen and the money will pour into real estate in the next 12-24 months when things settle.

    Additionally the financial sector don't like real estate as they make zippo out of it and will never readily acknowledge how good it really is because there just aint any commission in that.
