There are many sales that occur because of illness, death. divorce, mid life crisis, financial difficulty, etc. A myriad of reasons can spur a vendor to decide to cash out at perhaps a lower value than one would normally expect.
Here is the rub, there are those that see that as pulling the overall prices down and then sit and wait for other properties to get to that level....and wait. Then there are those that see the sale as a minor blip and for what it is. These purchasers use their knowledge and context to take advantage of the situation whilst the others wait.
Context and knowledge is needed rather than raw stats and hope.
