I always thought the Titanium was the real prize, if the Zircon production free carries it, then could be very interesting. No idea about the separation circuits and capes required to achieve such.
From memory this resource is from surface, high grade and open so the comparison incomplete.
Not smart enough to assess this, so will watch with interest.
