The stats definitely say to me that Sydney, Melbourne & Canberra do not show much promise for any decent returns over the next 7 years, they have had their run.

IMO the only cities left to run are Brisbane and to a lesser extent Adelaide. Brisbane is in a resource state but is not linked nearly as much to the commodity cycle as Perth (Economy more diversified)

Perth & Darwin too hard to judge...at the mercy of the commodity cycle which is all over the shop at the moment

Tassie is a cash buy for rental yield only IMO
