please read my comments again. I wasn't commenting on your research (I have no doubt you have done plenty over the duration). What I said was that the sellers are probably NOT as informed as you and have probably sold for a range of reasons and NOT neccessarily based on any credible research.

In terms of "reality" why do you think I joined this forum??

It doesn't mean we have to talk it down. I know there are issues. EVERYONE that I have read here knows there are issues. But it isn't ALL doom and gloom - there are SOME prospects that we might get out of it and there is nothing to be gained in being too swayed (or emotive) one way or the other.
