been talking to a solid investor today,he is of the view there will be a correction and has been sitting on a great pile of cash since the last peak a few years ago,well its interesting talking to this person it seems we share many
views though on the surface this is not apparent,this person is a geographically diverse investor with a strong focus on earnings, rental income,valuations have little relevance but return on capital is very important.

interestingly and contrary to fundamental belief has recently negotiated the purchase of another rental property, at approx a 15% discount to the general market,despite the theory when opportunity presented the deal was done.

so i guess there is always opportunity, but a widespread fundamental collapse is unlikely,however none of us can forecast the future.
