D.King: T has 3. Between 12.40-2.15pm all 3 stores had people waiting to be served. Not lines but constant. These shops are always busy on weekends. Donuts remain popular despite being junk food. Too busy for me to chat with staff.

Michells: T has 2. Well it had 2 until recently when one folded despite 12 months remaining on lease agreement. Its in a poor cnr of T's most expensive shopping centre and rent must be a killer. I had a coffee at the other and long chat with manager. During my stay i counted about 80% occupancy of tables albeit some with one person only. Manager said business was constant 'every morning' but slows in afternoon. Most clientele above 55yrs of age. But overall she felt last December was 'slightly busier'. A new shopping prescient has opened further down the street and it has an effect. All 3 owners have renewed their franchise agreement since my prev visit.

Pizza Capers: I visited only one store prev and owner remembered me quizzing him. Was v. open re business and said he is doing 'fine' and renewed his franchise just 6 months ago. He speaks with the other 2 store owners in T and said one is 'keeping head just above water' and other is 'going great as location has a rich catchment area'. I had feared this shop would not keep going when i was there 30 months ago and great to see franchisee in fine spirits. I also spoke with owner of the Nando's next door. He reconfirmed with me that T has waay too many food outlets and council is to blame. Clearly some won't last the distance.

In summary it seems that most shops are doing reasonably well and DK's are strong. Clear that location is crucial.

As a resident of Toowoomba I agree 100% with your observations, and especially with the comment that Council is to blame. This also speaks to my recent comment herein about concentration of population. Toowoomba in particular is a country town behaving like inner Melbourne, and many developments were planned during the mining boom which they stupidly thought would last forever. Don't even get me started on the Council.....
