12 month lease will become a thing of the past. If any little thing is wrong with the property I rent , new or old, is no good, I complain, and then move on. It is then vacant for two to three or maybe even four months. Will insurance cover that? Very competetive market. Why rent old when I can rent new? The new place has flaws that need fixing. Lots of big expense comong up.
I have seen how lots of these quick easy sub divisions are built, they are like fibro shacks. Won't last more than 5 years.
